​Properties on Pendle's first community led housing development sold for the incredible fixed price of £115,000!  (that's 20% less than market value)

We kick started the regeneration of the large Bankhouse Road site in Nelson with the completion of four new-build homes on Beech Street, close to the town centre.  

Designed by local architect, Andrew Parker, our new houses on Beech Street, Nelson are three-bedroom, semi-detached properties with private front and rear garden and a driveway with parking for two cars. The modern design includes a large dining kitchen, utility area and ground floor wc. The properties are well-insulated, have double glazed Upvc windows and an up-to-date gas central heating system.  Externally, the stonework with off-white render and Western Red Cedar timber weatherboard features respects the local tradition yet stands out from the norm. 




​How were we able to sell at such a low price?
BBL Community Land Trust is not a 'normal' developer.  We're a not-for-profit community owned business and this is the first community led housing project in East Lancashire.* 

This development happened thanks to people with a passion for the Bradley area.  
It wasn't the council or a developer out to make a quick profit - we are 'ordinary' people; people with jobs, families, busy lives who thought it was time to do something and work together to get the land, get the funding and get the houses built!  We didn't just sit back and wait for someone else to do it. 

​We've shared our individual knowledge and experience, we've used our networks and we've engaged with specialists and consultants to translate the plans into reality.  Our houses
 provide real value for money and deliver significant economic, social and environmental benefits to the area beyond Beech Street.  We've built homes that wouldn’t otherwise have been built.

BBL Community Land Trust has retained ownership of the land - each property was sold on a leasehold basis.  The lease includes a resale price covenant to ensure future buyers can also benefit from a 20% discount. These houses offer affordable home ownership for the long term, not just today.
